Primary Accountabilities:
1. The purpose of the Site Development Manager is to drive site acquisition activities and build relationships with property managers and their buildings.
2. Responsible for identifying and engaging possible candidate buildings and negotiating leases within our client’s lease specifications
3. Develop standardized communication collateral to enhance relationships with buildings in the TNI Real Estate portfolio
4. Maintain the accuracy of current Real Estate contacts and follow the existing contact management process
5. Ensure that the sales team is kept informed of ongoing real estate requirements for order implementation
6. Coordinate with internal and external contacts to ensure engineering, zoning, permitting and construction requirements are fulfilled.
7. Coordinate site qualification and design visits with RF, and Construction, Field Service and Provisioning teams.
8. Procure the all necessary signatures on lease agreements, zoning application, Limited Power of Attorney, Memorandum of Agreements, Non-disturbance
Agreements and Construction Drawings for basic agreements etc. Manage submission of insurance and WSIB certificates, provide references, send decommission notices and coordinate site repair work with Landlords. License document preparation and confirm costing approval with Marketing and Project Managers
Education & Experience:
• 3+ years of experience working in Lease Administration and/or Real Estate required.
• Telecom experience is an asset
• College/University diploma or relevant Commercial Real Estate experience
Skills, Knowledge & Abilities:
1. Demonstrated understanding of real estate acquisition and leasing principles
2. Familiarity with local site development and permit processing including collocates, modifications and upgrades
3. Must have Advanced level Microsoft Office PC skills
4. Strong leadership, organizational and professional presentation skills are required
5. Ability to prioritize workload and meet tight deadlines with a high degree of accuracy
6. Self motivated and driven
7. Ability to work unsupervised
8. Must have excellent oral and written communication skills
