full time Property Manager (Calgary)

As a property manager with Aldcroft Properties you will be responsible to oversee and co-ordinate the administration, maintenance, operation and improvement of residential, properties and represent the interests of property owners.

Minimum Education: High school diploma

Duties:
• schedule appointments and meet with interested tenants to show units and answer questions
• schedule appointments and meet with tenants moving in and tenants moving out and ensure all paperwork is completed
• communicate regularly with the owner and the tenants on issues affecting the property
• deal with tenant and owner concerns such as parking, heating, maintenance, security, insurance, rent payments and the enforcement of rules, regulations and by-laws
• ensure that properties are properly maintained and comply with codes and municipal bylaws
• build and maintain good tenant-owner relations
• propose and discuss possible renovations or improvements with property owners and in some cases tenants
• regularly inspect each property and focus on risk management
• communicate regularly with custodial services, contractors and staff
• ensure that work has been satisfactorily completed
• collect rents and serve notices to vacate
• review rents to ensure they are kept at market value and make appropriate recommendations to the owner

Working Conditions
As a property manager you will work independently from home and are often inspecting properties and monitoring contractors. You will need your own vehicle and cell phone. Work days tend to be unstructured and you must deal with frequent interruptions. You work normal business hours, although long hours and evening meetings are sometimes required. Property managers may be required to deal with emergencies on weekends and holidays. You should enjoy taking a methodical approach to your work, co-ordinating the work of others, and dealing with people. Advancement opportunities depend on the individual's level of skill, education, motivation, attitude and performance.

Personal Characteristics
As a property manager with Aldcroft Properties you will need the following characteristics:
• customer service oriented
• excellent communication skills in person and in writing
• the ability to work effectively with a wide variety of people including owners, staff, contractors, tenants, government staff, local police and bylaw officers
• diplomacy, patience and flexibility
• close attention to detail
• the ability to negotiate effectively
• knowledge of Alberta's Residential Tenancies Act
• excellent organization and time management skills.

Our property managers work on a contract basis. You should average 20-30 hours per week. You will be paid a starting wage of $15/hr, mileage and be eligible to receive a monthly performance based bonus.

Two years experience would be preferred, however employees with excellent potential and soft skills will be trained.
