My client, a large Property Management firm, is currently seeking a qualified Site Supervisor/Building Technician for their Calgary portfolio. This position reports to the Property Manager and the successful candidate will be responsible for the effective operations and maintenance of the exterior and interior of the commercial buildings in the portfolio. The Site Supervisor will be overseeing contractors and will be responsible for performing scheduled and general preventive maintenance including tenant work orders on the mechanical/electrical/HVAC systems, life safety equipment, and specialized site equipment, operation of the Building Automation System, Central Heating/Cooling Plant and all their integral components. Share on-call responsibilities. Direct sub contracted trades when required. Minimum requirement; Power Engineers 4th Class or equivalent (4th Class etc...) A minimum of 5 years directly related experience. Additional certificates in HVAC, Plumbing, and Mechanical, Controls and/or Electrical trades are a definite asset. Systems troubleshooting. Strong and proven mechanical aptitude in HVAC, heating and central cooling plants. Ability to make safe and effective technical decisions in all emergency situations. Excellent verbal, written and communicational skills. Highly motivated with a strong customer service focus. Ability to work independently and within a team environment while maintaining a high regard for sensitivity and customer needs. Senior Site Supervisor

This position oversees all aspects of building operations, including but not limited to preventative maintenance, custodial operations, grounds, building envelope, building maintenance as well as liaising and addressing client issues and concerns. It provides technical support and guidance in safety, environmental, quality assurance and project management. This position is responsible for backing up absent site supervisors, and supporting Property Managers with assigned tasks and projects. The position reports to the Property Manager and includes overall site responsibilities in addition to regular building maintenance responsibilities completed by Building Operators.


Key Deliverables

• Assumes responsibility for all aspects of operations at his/her assigned site.
• Supervision and monitoring of employees and subcontractors while they are on-site.
• Provides support in the absence of Site Supervisors.
• Assists Property Managers in effectively carrying out their property management activities, serving as both a gauge of service quality as well as a technical resource within areas of responsibility; OH&S, Quality Assurance and Contract/Tender specifications.
• Ensures that the terms of contracts are met including reporting requirements and that specified standards are adhered to in accordance with contract provisions.

Qualifications

• Valid Power Engineers Certificate
• Valid Driver’s License and clean Driver’s Abstract
• Minimum five years hands-on building operations experience, preferably in a commercial office environment
• Strong customer care skills
• Strong computer skills
• Excellent knowledge of building systems
• Ability to provide leadership and work together with a property management team
• Completed Health and Safety training: WHMIS, Confined Space Entry, Leadership for Safety Excellence and related safety instruction through the Alberta Construction Safety Association

Responsibilities

• Building Operations and Maintenance
o Coordinates the organization, staffing, and operational activities for the inspection of buildings and facilities including maintenance and construction.
o Develops, modifies and customizes Standard Operating Procedures (SOP’s) relating to supervised sites.
o Regular building surveillance tours to look for and identify building concerns, review logs, identify opportunities and ensure that there are no building operational abnormalities or inefficiencies.
o Maintains a daily record of activity (time card or log book).
o Authorization and approval of expenses not exceeding $250.00. Review and approval of expenses directly related to work performed at the managed sites other than recurring monthly costs and expenses.
o Minor maintenance and repairs as required.
o Ensures that OH&S legislation and regulations are being adhered to as per Edon Management’s Safety Program.
o Responds immediately to emergencies both during regular working hours and after hours when on call (in accordance with call cycle).
o May include scheduling of maintenance worker(s)
o Provide back-up support to site supervisors when they are absent.

• Preventative Maintenance
o Completes (hands on) and/or directs subordinates in preventative maintenance responsibilities and related documentation in accordance with the Preventative Maintenance program and in accordance with Edon’s quality assurance standards.
o Monitors certain preventative maintenance requirements that are completed by a qualified subcontractor (i.e. fire alarm inspections, backflow preventer inspections, annual chiller preventative maintenance)

• Contract Knowledge
o Ensures specified standards are adhered to in accordance with contract provisions.
o Assists with the completion of Facility Condition Surveys and Quality Assurance reports such as custodial inspections.
o Oversees completion of relevant components of Contract Operations Check-list on a regular basis.
o Maintains an audible water treatment program adhering to all approved parameters.

• Safety and Environment
o Communicates and advises on environmental and occupational health and safety policies and standards within area of responsibility as well as corporately.
o Conducts on-site safety inspections and audits as may be required for buildings and projects and ensures that employees and sub-contractors are adhering to safety practices

• Quality Assurance
o Monitors and reviews building operations including preventive maintenance, building envelope, grounds, custodial, and life safety systems.
o Provides IAQ reporting, monitoring and reporting as required.
o Working in conjunction with Property Managers, monitors Key Performance Indicators (KPIs) and assists in ensuring that they are being met.
o Documents quality assurance inspections and works with property managers to achieve corrective measures and continuous improvement.

• Project Management
o Under the direction of the property manager, prepares and recommends specifications and obtains quotations to complete minor projects and maintenance as required (Repair and Replacement Projects).

• Client Relations
o Attends monthly client or owner meetings if requested to do so.
o Portrays a favorable image of the organization as the front-line contact with clients/tenants and sub-contractors.
o Demonstrates excellence, enterprise and enthusiasm in their association with co-workers and clients.

Performs related duties as assigned.
