full time Contract Telemarketer

• Summary of Task:
o I am looking to hire on contract a virtual telemarketer with a good Very good voice and experience in telemarketing, I am thinking even someone who has very good customer service skills and some sales (telemarketing) will probably work. She must be also ambitious, pre-emptive and intuitive as well as have high integrity.
o Determination and Persistence are key qualities: They may be required to contact prospects several times to get them closer to meeting with me.
o Intuitive and be able to “read” (understand) people well: Must qualify prospects before booking appointments, meaning they must have motivation and the financial capacity to follow through with the purchase of a home.
o She must be female, from a sales stand point it creates images in the prospect’s head that she is young - 30 yrs old, attractive and hence easier sale.
o She must be able to connect and persuade others easily and use gentle persuasion to get them to move to meeting with us. I want to do a good job of qualifying them before someone meets with the prospect.
o Training will be provided to do this position. Plus ongoing training will also be required. There is no cost for the training, it is included. This person must be open for training and wants to be trained.
o We will also be providing all the contacts that they call.
o They will also be dealing with incoming sales calls in which they are responsible to convert to face to face meetings with Myself or other agents in our team.
o They do not need to have lots of experience – at least 2 yrs.
o Experience in real estate is an asset, but not necessary.
o I am looking to form a long term relationship with this person.
o I am looking at them working for 8 to 12 hrs a week and moving to 20 to 30 hrs a week or more. Call times are 9 am to 9 pm Mountain standard Time
o They will be doing warm calls, meaning that the prospect has requested information.
o She will book appointments and then also work with the client through to purchase.
o She will also be doing after sale follow up calls.
o She will also be confirming appointments to make sure that the prospects show up at the meeting.
o I am looking at paying a contracted rate and/or commissioned rate and to potentially to move to a straight commissioned pay where they will get what is closed. ( will need to examine this to make sure this is the best way to pay, do not mention this to the prospects)
o They are also required to update the Database (CRM – Customer Relations Manager) of all the details of the conversation they had with the prospect and update the correct information of the stage the prospect is in.
Training will be required.
o For the first 1 week they will be required to listen to 10 plus hour of coaching role play call a day.
o They will be on at least one sales calls ongoing on a weekly basis and perhaps more.
Wages/Commissions & Timing:
o Payment will be hourly, with a closing bonus.
o 3 month target to move into straight commissions of 8% of sales (with bonus if they can get more qualified appointments than is required).
o Typical closing cycle is 3 to 5 months, but can be as lengthy as 1.5 years (not typical, but expected to keep in contact with these longer term prospects bring them to appt and sequentially to a sale).
o NOTE: A prospect is someone we are not currently doing business with yet. A client is someone who is working with us to find a home or listed their house with us to sell.

• Details or Background: (Any previous work done on this task)
o As I mentioned before I want them to have the appearance that they live in Calgary.
o They will have two phone numbers that they call from. One is a local number that does not have company information tied to it. The second line will be through the virtual PBX.


• Main concerns:
o I want someone who has had long periods of work of at least 2 yrs for each job they have held.
o She must have a great voice and a great personality and be REALLY good at gentle persuasion. Qualify is also very important, I ABSOLUTELY do not want to meet with people who are not qualified. This would be wasting my time.
o Integrity is also very important, I do not want her to promise something that is not true when I meet with them.
