My client, a large Commercial Property Management firm is currently seeking a qualified Operations/Property Manager for buildings in a Calgary portfolio. This position will be responsible for building operations and profit for managed sites. The Property Manager will oversee all aspects of building operations, including the preventative maintenance program, assessing the properties for repairs, liaising with tenant/clients, supervising a team of employees (Power Engineers) as well as Contractors on site. The Property Manager will work with a team and a Manager to deliver contract requirements including KPI components where applicable. Responsibilities include, directing the work of outside Contractors and Consultants as required, managing Planned Repair and Capital Projects, complying with all applicable codes, bylaws and regulations and ensuring a high level of client satisfaction. This candidate must be familiar with Budgeting, forecasting and reporting of operating expenses, including expense participation and annual tenant reconciliation. The Property Manager will participate in the development of tenants' Emergency Operations Procedures and oversee operation and maintenance of all electrical, mechanical, standby power, switchgear and Direct Digital Control (DDC) systems and oversee all preventative maintenance routines. There will be regular building surveillance tours to look for and identify building concerns, review logs, identify opportunities, and ensure that there are no abnormities or building inefficiencies. Further, the Property Manager manages all aspects of risk management and environmental compliance and upgrading as required: environmental, security, and life safety systems. Other duties include, conducting annual property inspections to ensure proper operation and reliability of equipment and building components, participating in inspections conducted by various authorities (fire department, health
safety, EOP, Risk Management, Environmental, etc). Maintaining and building relationships within the company and others as required in the pro-active performance of the job is needed. The ideal qualifications for this role include a related professional designation (RPA, CFM, CPM, and FMA), minimum of 5 years related experience preferably working in a commercial office environment and Trade, Power Engineering, as well as a background in Property Management would be ideal.
